  • Buried 80 linear feet of 4-inch smooth drainage pipe connecting both garage downspouts.
  • Routed water to a 12-inch catch basin in the yard, well away from the foundation.
  • Eliminated future soil washout from detached downspouts.


3. Basement Water Management

  • Installed 35 linear feet of interior top-of-footing perimeter drain system.
  • Added 35 linear feet of 14-mil reinforced vapor barrier.
  • Included a sump pump with battery backup and buried discharge line.
  • This provided long-term protection even if minor movement occurred elsewhere.

  • Garage fully stabilized with 13 deep steel piers.
