Retaining Wall Inspection & Earth Anchor Remediation Report – Rocky Mount Project

The Challenge: Severe Retaining Wall Deflection Threatening Driveway Stability and Property Integrity

A property owner in Rocky Mount, Missouri, reached out to Spartan Ram Jack Columbia after discovering alarming structural issues with a critical retaining wall separating the elevated driveway and garage from the residence below. This essential barrier, approximately 7.5 feet tall and extending 43 feet along the property line, showed dangerous signs of failure.

The retaining wall, which connects from the property corner to the garage foundation, had experienced extreme lateral displacement due to soil pressure from the elevated terrain. Our assessment revealed severe structural distress requiring immediate stabilization:

  • Extreme Wall Deflection: The wall had bowed outward 11 inches at its most compromised section, creating a hazardous lean away from vertical alignment.
  • Questionable Reinforcement: Visible separation between wall sections suggested absent or insufficient rebar reinforcement within the concrete structure.
  • Foundation Connection Concerns: The wall’s tie-in point at the garage foundation showed stress from the ongoing displacement.
  • Progressive Structural Failure: Without professional intervention, continued soil forces would accelerate wall deterioration, potentially causing catastrophic collapse that would undermine the driveway, garage foundation, and overall property stability.

The severity of deflection and uncertain internal reinforcement necessitated comprehensive earth anchor stabilization with strategic 4-5 foot spacing to ensure adequate structural support throughout the compromised section.

Our Solution: Installed Earth Anchors, Exterior Excavation, and Concrete Restoration

Spartan Ram Jack Columbia executed a comprehensive, multi-phase foundation stabilization and drainage management strategy designed specifically to address failing retaining walls and control hydrostatic pressure through targeted exterior intervention in Rocky Mount, MO.

The restoration and stabilization process was completed through deliberate, methodical phases.

  • Earth Anchor System Installation: We drilled through the basement wall approximately 30 inches below grade at 4-to-5-foot intervals and excavated a 5-to-6-foot deep parallel trench positioned roughly 12 feet from the structure. Threaded anchor rods were driven to the trench at each drilled location, with steel plates positioned inside the trench and 8-inch c-channels mounted outside the retaining wall spanning top to bottom.
  • Concrete Buttress Construction: Steel reinforcing was added, and concrete was poured into the trench to create a permanent, stable buttress for the anchor plates, eliminating the need for future tightening while allowing optional adjustment to recover previous inward wall displacement.
  • Exterior Wall Excavation: The retaining wall was excavated down to the spread footing, totaling 720 square feet. Backfilling utilized gravel over the footing drain and existing soil, compacted every 2 feet during replacement.
  • Concrete Removal & Replacement: Approximately 20 square feet of driveway concrete was removed and replaced for anchor trench access, including demolition, disposal, and standard finish replacement.
  • Footing Drain Discharge: Core drilling through the exterior concrete wall established footing drain discharge routing.

The Outcome: A Permanently Stabilized Retaining Wall and Secured Rocky Mount Property

Spartan Ram Jack Columbia’s comprehensive solution completely stopped the outward deflection of the retaining wall, restoring lasting stability and structural integrity to the Rocky Mount residence.

  • Complete Structural Stabilization: The earth anchor system effectively counteracted the lateral soil pressure, ensuring the compromised wall cannot shift outward further.
  • Protected Driveway and Property Access: Spartan Ram Jack’s strategic excavation and concrete restoration maintained functional access throughout the project while permanently securing the elevated driveway and garage foundation.
  • Immediate Pressure Relief: The anchor system eliminated stress on the garage foundation connection, preventing progressive deterioration and catastrophic collapse risks.
  • Lasting Peace of Mind: With a permanently reinforced retaining wall, the homeowner successfully safeguarded their property investment, ensuring its stability and structural worth for decades to come.

Why This Matters for Old Homes in Mid-Missouri

Older properties across Columbia, MO often present hidden structural challenges- including unreinforced block walls, missing or minimal rebar, inadequate drainage, and years of lateral hydrostatic pressure. As seen in this Rocky Mount project, a retaining wall deflecting up to 11 inches with severe diagonal cracking requires more than a simple patch repair. Custom-spaced earth anchors and vertical steel bracing are essential to safely secure the structure, relieve pressures and bring bowing wall back toward plumb.
