When Your Investment Property Has Walls Leaning 6.5 Inches In: Saving a Flip House Foundation in Wichita, KS
- Location: Madison, MO 65263
- Property Type: Historic single-family home undergoing restoration
- Project Date: March 2025
The Challenge: A Money Pit Instead of a Profitable Flip
Dinesh N. bought the house with plans to remodel and sell it quickly. During his initial walkthrough, he discovered severe basement wall movement that threatened to kill the entire project:
- West wall caving in — Bowed inward by a dangerous 6.5 inches.
- South wall failing — Bowed inward by 4.5 inches with visible cracks.
- North wall moving — Inward movement of 3 inches (serious structural concern).
- East wall — Showing early signs of movement that needed preventive stabilization.
- Incomplete water management — A partial interior drainage system from a previous contractor left gaps where water could still enter through cracks and floor-wall joints.
These issues turned a promising flip into a high-risk project. Buyers avoid homes with major foundation movement, especially walls bowing this far inward.
Our Solution: Full Structural Stabilization + Complete Waterproofing
Spartan Ram Jack Wichita created a comprehensive repair plan to stabilize all four walls and make the basement dry and buyer-ready:
1. West Wall Repair (Most Severe)
- Excavated 147 sq ft of soil down to the footing.
- Installed 4 earth anchors with concrete buttresses for permanent hold.
- Used wall push equipment to recover as much of the 6.5-inch inward movement as safely possible.
- Replaced two window wells.
2. South Wall Repair
- Excavated 196 sq ft.
- Installed 6 adjustable wall stabilizers (vertical steel beams) spaced ~4 feet apart.
- Attached to floor joists above and anchored into the concrete floor.
- Used push equipment to straighten the wall safely.
Replaced two window wells.
3. North & East Wall Stabilization (Interior)
- Installed 7 steel wall beams on the north wall (removed a previously failed beam first).
- Installed 1 preventive wall beam on the east wall.
- Added 1 extra beam on the front wall after discovering additional need during the project.
4. Basement Waterproofing & Moisture Control
- Installed 52 linear feet of new interior perimeter drainage system to complete coverage.
- Applied 98 linear feet of reinforced vapor barrier around the entire basement.
- Properly graded and backfilled all exterior excavations to direct water away from the foundation.
The Results
- All four basement walls stabilized and pushed back toward vertical where possible.
- Foundation permanently secured with earth anchors, adjustable stabilizers, and steel wall beams.
- Basement transformed from damp and risky to clean, dry, and usable square footage.
- Window wells replaced and landscaping restored.
- Full documentation and strong warranties provided for future buyers.
Customer Outcome:
Dinesh could confidently finish his remodel and list the property. Instead of a deal-killer with major disclosed foundation issues, he now has a stable, dry, and warrantied home that adds real value and appeals to buyers.
